When market conditions are favorable, we evaluate individual properties based on:
  • Strong locations with proximity to major traffic arterials and airports, a well-qualified labor pool, and upscale shopping and residential areas.
  • Building layouts demised for numerous small suites, with no single tenant occupying more than 15 percent of the property. This policy enables us to limit leasing risk and lease rollover costs.
  • Buildings with architectural merit that will stand the test of market cycles and changing trends.
  • Opportunities to realize energy savings and other operating efficiencies that reduce expenses.
